Brand Spanking New in Denver

It is with great pleasure that we announce the opening of the Trails at Lehow in the Denver suburb of Englewood, CO. This five-story 82-unit affordable community was developed by the Cohen-Esrey Development Group (CEDG) and is its first project to be completed in Colorado. The $36 million property is financed with tax-exempt bonds, affordable housing tax credits, and funding from Araphoe County and the Division of Housing. The Trails at Lehow was built on a challenging irregular shaped four-acre site and has a multitude of amenities including a community room, fitness center, computer lab, picnic and barbeque area, playground, dog run, dog wash, and bicycle room. Bike trails are in the immediate area, a bus stop is within 200 feet of the property, and a Sprouts Grocery Store is a five-minute walk away. Unit interiors have plank-style flooring, Energy Star appliances, washers and dryers in each unit, large closets, and a pantry. One-bedroom units are 658 square feet and rent from $633 to $1,397. Two-bedroom units are 995 square feet and rent from $788 to $1,669. Three-bedroom units are 1,298 square feet and rent from $902 to $1,919.
Englewood is south of the Denver Central Business District near the suburbs of Littleton, Highlands Ranch, and Cherry Creek. It’s just east of the famous Red Rocks Park and Amphitheatre. The town had a 2020 population of 33,659 and is situated at an elevation of 5,381 feet. The recorded history of Englewood began in 1858, when gold was discovered on what came to be called Little Dry Creek by William Green Russell, an early settler of the High Plains. Two years later, Thomas Skerritt, considered to be the founder of the city, established a home in the area, which was called Orchard Place. Four years later, the first road connecting Denver and Orchard Place was created by Skerritt himself, using his own plough. In 1879, the first telephone arrived in the area. A great period of change for the city occurred in 1948; 2,500 acres on the Platte Canyon were purchased, and soon McLellan Reservoir was created. This ensured water independence from the powerful Denver Water, and in fact, Englewood provides water to most of the south metro area now due to its vast, early established water rights. Soon after, the city embarked on a huge building boom; most of the city was in fact built up by 1960. In 1965, City Park was sold to make way for Cinderella City, the largest mall west of the Mississippi River and one of the largest in the world when it opened in 1968. The developer provided the funds to create a vast city park network to replace the single City Park on which the mall was built. About 30 years later, the city demolished the defunct mall to make way for a new, transit-oriented development that would also contain a new Civic Center, library, and the relocated city hall. The RTD completed its southwest light-rail corridor in 2000, and established passenger rail transit in Englewood.

Karen Crouch Promoted to Managing Director

As we have previously reported, our property management portfolio has expanded exponentially during the past eight months and several more property management assignments are forthcoming as generated by our development unit. A few weeks ago, we announced that Karen Crouch (2019) would be assuming the role of Managing Director for Cohen-Esrey Communities (CEC). We want to publicly congratulate Karen for stepping into this role which is effective on the same date as this edition of People & Properties – July 1, 2024. She will be working closely with Connie Riley, CPM (2013), Senior Regional Vice-President and Kristina Viera (2017), Regional Vice-President in their roles as leaders of the Market-Rate and Affordable Divisions.
Karen graduated from Kansas State University where she earned a degree in Hotel and Restaurant Management. She worked in the restaurant world before joining Cohen-Esrey in 2019 as the Director of Customer Fulfillment. Through this role she developed a thorough understanding of every aspect of our property management operations and has been intimately involved in the development of OASYS, our training protocols, and all elements of our delivery of Customer Fulfillment. She has joined the Executive Leadership Team and will work with Ryan Huffman (20020 through a transition period over the next several weeks. We’re thrilled to be able to promote someone of Karen’s caliber into this extremely important role.

Four Healthy Road Trip Tips

Road trips can be a lot of fun but can feel like long periods of sitting in the car, with lots of unhealthy snacks, fast food stops and sunburns. However, you can take steps to make your summer trips healthy.
Schedule the day with sun safety in mind
Driving to each location on your itinerary during the sun’s peak hours – between 10 a.m. and 4p.m. will allow you to bike, climb, raft or kayak during the early morning and late afternoon when the sun’s ultraviolet (UV) rays are less powerful. Exposure to UVA and UVB rays can cause skin cancer.

Remember, even if you avoid the heat of the day, you should always wear sunscreen with an SPF of 30 or higher and reapply it often. Sunscreen should even be worn while you’re in the car.
Stop for exercise breaks
You may be on the move, but long stretches in the car mean long periods of sitting and inactivity. So don’t rest at the next rest stop. Stretch and get active to make the most of the time out of the car.
A 10-minute brisk walk during restroom or gas breaks can be advantageous. Or get the family moving by kicking around a soccer ball or throwing a Frisbee for a few minutes.
You can eat healthy on the road
Stop for local produce. Eating seasonal fruits and vegetables year-round can help maintain a healthy weight, which lowers your risk for cancer and other chronic diseases.
If you can’t add in an extra stop, bring healthy snacks. Besides fruits and vegetables, nuts or whole grain pretzels are also a good option. When stopping at a gas station or rest stop, resist the temptation to load up on sodas or sports drinks and choose water.
Work in a hike
If your trip takes you to state or national parks or even just a nice bit of nature, take advantage. Besides exercise, a great benefit is the sense of relaxation and calm you get from nature walks. Reduced stress plays a big part in maintaining a healthy immune system, which can help the body better defend itself from diseases.

Reflecting on Resilience and Adaptability in Property Management

Reflect on your job five years ago. How different was the landscape of your daily activities and operations? Technology has advanced, customer needs have evolved, personal priorities have shifted, teams have changed, and even the properties we manage have transformed. This highlights why the success of leaders and their teams often hinges on their ability to embody adaptability and resilience.
Consider yourself as the captain of a ship navigating the vast, unpredictable ocean of business and life. The ocean can be calm, but it can also produce raging swells and waves. During a storm, the captain must stay resilient to ensure the ship doesn’t capsize, protecting both themselves and their crew. At the same time, the captain must be flexible, making quick decisions to adjust the course and navigate through treacherous waters.
Embrace a Growth Mindset
Curiosity is the foundation of growth. Asking questions like how expenses impact a debt coverage ratio (DCR), what the biggest pain points are for residents, and the opportunity cost of a consistent preventative maintenance plan can lead further inquiries into impactful aspects of operations. This curiosity fosters adaptability and resilience when things don’t go as planned. The more curious one is about a subject, the more likely one is to find alternative solutions when operations do not go as planned.
Maintain a Positive Attitude
Just as death and taxes are certainties, so is the unpredictability of life and business. Committing to a positive outlook is crucial for staying adaptive and resilient. A positive attitude fosters an environment where challenges are seen as opportunities for growth rather than insurmountable obstacles. This mindset encourages flexibility and openness to change, making it easier to embrace new ideas and solutions. Positive leaders inspire confidence and morale, helping teams to rally together and persist through tough times. By focusing on possibilities rather than limitations, positive leaders build a resilient culture better equipped to handle the ups and downs of property management.

Prioritize Self-Care

Self-care is critical for resilience and adaptability. It ensures sustained physical, emotional, and mental well-being, which are foundational for effective leadership. When leaders prioritize self-care, they maintain the energy and clarity needed to navigate complex challenges and make sound decisions. Practices like adequate rest, healthy eating, exercise, and mindfulness help mitigate stress and prevent burnout. This balance enables leaders to stay composed under pressure, recover quickly from setbacks, and remain open to change. By taking care of themselves, leaders set a positive example for their teams, demonstrating that well-being is essential for sustained performance and adaptability in the face of adversity.

Craig Oppendike Joins the 15 – 20 Year Club!

We welcome Craig Oppendike to the 15 – 20 Year Club! Craig has been a Maintenance Technician at Old Orchard Estates in Carbon Cliff, IL since June 17, 2009. He grew up in East Moline, IL and the Village of Carbon Cliff, IL, and remembers when Old Orchard Estates was an apple orchard! Craig’s mother, brother, and nephew live close to him in the Carbon Cliff area. Craig served eight years in the National Guard doing his training in Field Expedient Radio Repair at Fort Sill, OK. He spent some time in Honduras for field training. He likes to fish, hunt for morel mushrooms, and he loves dogs (he also says he likes to sleep).
Craig has shown the true meaning of Commitment and loyalty. He is always willing to help where it is needed in addition to doing his job. We truly appreciate your hard work and dedication.
We salute you, Craig, for all that you do for the residents of Old Orchard Estates and for Cohen-Esrey!


Another Empowerment Story

Maureen Crombie, (2023), is the Property Manager for the Village on Main in Waunakee, WI, and Landing at 818 in Sun Prairie, WI. She has been a member of the Sun Prairie City Council since 2016. Here is what she has to say about her Empowerment:
Dane county is a great place to call home. There are high quality natural areas, cultural amenities, recreation, schools and employment opportunities that draw people from Wisconsin and beyond. Dane county has seen rapid growth since 2010. Many communities in Dane county are struggling to make more affordable housing options available in their communities. The availability and pricing of housing is not meeting the financial realities of people working in jobs that are vital to the success of Dane County communities such as teachers, plumbers, police officers and the service industry workers.
Cohen-Esrey has been able to create affordable housing in Dane County. Cohen-Esrey has empowered me to be responsive, communicate with our residents, and the importance of creating a positive experience for our customers. I have been able to thrive on the importance of trust, consistency and communication in building strong relationships with our residents and our external clients. Overall, working as a Property Manager can be fast-paced and challenging. But Cohen-Esrey makes it fulfilling because I enjoy working with the team at Cohen-Esrey, managing properties, and solving problems.


Fun Photo
The Community Impact event at the Annual Leadership Conference in April 2024 involved putting together baskets of household necessities for Newhouse, a safe shelter for victims fleeing domestic abuse. Attendees broke into teams and participated in a riddle/race/scavenger hunt to collect 13 items for each basket.



NPS Leaderboards
The three NPS Leaderboards have been updated as of June 28, 2024, and the leaders remain the same from April. In the 50-Units or Less category Rankin Mills (Boonville, MO) holds the lead with the score of +86.21. In the Properties 51 to 120-Units category, Justin Place (Kansas City, MO) has increased its score and remains in first place with an NPS of +92.31. And in the Properties of More than 120-Units category, The Boulevard (Springfield, IL), has reached its highest first place NPS of +98.39. There are 20 properties on Leaderboards – three less than in May, and there are two properties on Leaderboards with an NPS of +90 or higher. They include Justin Place and The Boulevard. The overall NPS has dropped to its current level of +10, and the Nexus 5 Group continues to hold steady at +88.
